We are proud to feature several leading active adult builders at Amblebrook. Caruso Homes will build homes in the Cottage Series, while Elevate Homes will present homes in the Classic and Premier Series. Several other builders are currently competing to be part of our community, and we are in the process of reviewing floorplans, elevations, features, and techniques. We are committed to working with builder partners that will provide a premier living environment for Amblebrook residents, with a focus on efficiency, functionality, and aesthetics.
As experienced developers of resort-style communities, we understand the significant role amenities play in ensuring the enjoyment and wellbeing of our 55+ residents. To this end, we have made an upfront investment in major infrastructure and the construction process is already well underway. This ongoing commitment will ensure that the services and facilities are completed on or before schedule.
We have established a relationship with, HPS Management, an experienced management company. Current monthly fees will be $295/month.
The homesite size at Amblebrook varies to accommodate a wide range of styles. Our diverse product offering will include villas, cottages, classic and premier single-family homes, and custom offerings. Our unique neighborhoods are thoughtfully planned to accommodate home styles, yard space, and spectacular views.
Designed with outdoor living in mind, our homesites provide ample space for open-air kitchens, patios, gardens, and more. To ensure proper drainage, the homes will be sited approximately 10 to 15 feet apart with space for landscaping features that define each residential environment.
We are evaluating our community transportation strategy and welcome your input. We’ve considered golf carts, bicycles, a rideshare program, shuttle service, autonomous vehicles, and more. Our goal is to provide you with options that are safe, enjoyable, and convenient.
The dog park is located near The Boulevard Welcome Center. Set in a natural environment away from the homes, it is a specially-designed space for owners to enjoy time with furry friends.
Yes, fences are allowed, but since each backyard will be irrigated and maintained by the HOA, yards that are fenced would not receive these beneficial services. Our goal is to ensure the scenic beauty of the community while providing you with features that align with your needs and lifestyle.

Home plans will include 1- or 2-car garages with options for additional space depending on the product.
While some active adult communities are secured and gated, we believe these procedures are unnecessary at Amblebrook. The greater Gettysburg community is notable for its friendly, safe, environment.

Amblebrook will feature a café in The Boulevard Welcome Center to be stocked with fresh produce, grab-and-go options, pastries and more. In addition, our clubhouse plans include resident-run features such as a demonstration kitchen, coffee house, lounge and bar.
Our Lifestyle Director will plan a variety of educational classes in the Learning Center along with informative events centered on the interests of our residents. We welcome your input and ideas.
